Short version: month to month, no contract, leave whenever you like, and we never originate a charge your lease does not.

What you are agreeing to

RentOS gives you software that runs the operating work of a rental portfolio and puts decisions in front of you. You stay the landlord. Every consequential action — a vendor dispatch, a notice, a renewal offer, a legal escalation — waits for your approval and is recorded with the reasoning that produced it.

Price

While the founding period is open, RentOS is free. After it closes, new organisations are billed $99 per unit, per month. There is no contract, no setup fee and no termination fee, and you can cancel at any time with 30 days' notice. We do not promise that the price will never change; we promise to tell you before it does, and you can leave.

What we take no cut of

We take no percentage of rent and we add no markup to repairs. There is no markup field in the system. A vendor's invoice reaches you as it was written, and you pay the number printed on it.

What RentOS will not do

Money

Rent settles through your own Stripe connected account into your own bank. RentOS is billed to you separately. You are responsible for the accuracy of the lease terms you enter and for the decisions you approve.

Jurisdiction rules

The parts that turn on landlord–tenant law are released state by state as each is verified. Where a rule is not confirmed for your jurisdiction, RentOS asks you instead of assuming, and it will not borrow a neighbouring state's day count to keep a workflow moving. That is a safeguard, not legal advice: you and your attorney remain responsible for compliance.

Availability

We aim to keep RentOS running and we monitor it, but we do not warrant uninterrupted service. Where something fails, we would rather tell you plainly than let a workflow continue on a guess.

Ending it

Cancel any time with 30 days' notice. Your data leaves with you.
